Windows for a new opening, not a replacement frame
A new wall needs a window with a fin that ties into the weather barrier before the siding or stucco goes on. That is a different unit from a replacement window that slips into an old frame. Additions, garage conversions, and new rooms are where this shows up. Pane Pro SD refers a window contractor. We do not build the rest of the project.
What's included in this service?
- Refer a contractor who installs nail-fin windows in framed openings
- Ask them to check rough-opening sizes against the window schedule before the order
- Flashing and how the fin meets the weather barrier should be in the scope
- The broader build is a general contractor question. Verify that license separately
When do you need this service?
- An addition or new room is being framed
- A garage conversion needs new openings for light and an escape path
- A permitted plan already lists rough openings
- Someone proposed a replacement window in a wall that has no existing frame
What do homeowners ask about New construction windows?
How is this different from a replacement window?
New-construction units have a fin that is fastened to the framing and covered by the weather barrier and the exterior finish. Replacement units are made to fit an opening that already exists. Using the wrong one is a waterproofing problem.
What rough opening do I frame?
The size on the manufacturer sheet for that exact unit, which is larger than the window so it can be shimmed. The window schedule on the plans should say it. Have the window contractor review that schedule before the openings are closed up.
Do new windows on an addition have to meet the energy code?
If the work is permitted, the approved plans say what the glass must meet. Ask the contractor to match the order to that schedule and to leave the labels for inspection.
Can Pane Pro SD run the whole addition?
No. We refer window work. A general contractor for the rest of the build is a separate hire. Check that license at cslb.ca.gov.
